When do home information packs come into effect?

From 14th December 2007 the Home Information Pack regulations were extended to all residential property.

Are there any exceptions?

There are a number of cases where a HIP is not required at all.

  • Properties where there is no marketing (e.g. a sale to a member of the family)
  • Non residential properties
  • Seasonal and Holiday acommodation
  • Mixed sales (e.g. shop with a flat above)
  • Right to Buy sales
  • Sales of portfolios of properties
  • Properties not being sold with completely vacant possession
  • Unsafe properties and properties to be demolished.

How long does a Home Information Pack Last?

Until the home is sold.

If the home is taken off the market for less than three months and then remarketed, the same Home Information Pack may be used.

Who pays for the Home Information Pack?

Some Estate Agents will offer to prepare the Home Information Pack for you and may include the cost in their fee or offer you a deferred payment option; you can also pay upfront.

Please remember that you will only own the Home Information Pack if you pay for it yourself. Prices vary considerably so it is worth looking around.
